The 20-year-old made 17 PL appearances and was particularly influential in the second half of the season as Brighton finished sixth to qualify for the Europa League.
Brighton have already had one bid for Colwill rejected immediately by Chelsea and are expected to return with an improved offer.
According to Mirror Football, Pochettino wants to keep hold of the England Under-21 international but will speak to the defender before making a decision on his Chelsea future.
